Multi-Factor Authentication (MFA) will be launched on April 9, 2024

We’ll be implementing Multi-Factor Authentication (MFA) on April 9, 2024 to enhance MLS security. MFA adds an extra layer of protection beyond just a password. It requires users to provide multiple forms of identification before granting access, which significantly reduces the risk of unauthorized access.

Users will not have to authenticate with MFA on every login.

Several proposed Bylaw changes related to the Board of Directors election/nomination process went to the membership for vote in 2022 and passed by a wide margin of 81.5%. Those changes were to make all Directors At-large and not elected by District, and to form a Nominating Committee responsible for interviewing and developing a slate of candidates. These Bylaw changes resulted in more candidates in 2023 and 2024 than we have had in the last 10 years.

The Nominating Committee concluded several days of candidate interviews, and they are proud to present the slate of qualified candidates. The election process permits other qualified candidates to petition to be added to the slate. If no petitions are received, the candidate slate is considered elected.  Contact kelseyp@bayeast.org for qualifications and petition requirement information.

Paragon MLS Time Saving Enhancements (June 4, 2020) are here. Highlights are:

  • Property Watch: Have an eye on a property? Now you can “watch a property” to see if there is a new loan, ownership change, valuation change and more.
  • Listing Cart: Agent picks got easier. Added “Save & Notify” button to attach specific listings to your client’s auto email.
  • Power Search: No longer will “No results be found” but you can now find relevant results when searching a numeric string.

Monday, June 8, Below Market Rate (BMR) will be added as an option under the Special Information field within the MLS.  It will be in the Listing Entry module as well as Search.

To help you comply with the Shelter in Place Orders Residential viewings must only occur virtually or, if a virtual viewing is not feasible, by appointment (Vacant Properties only) with no more than two visitors at a time residing within the same household or living unit and one individual showing the unit (except that in person visits are not allowed when the occupant is still residing in the residence).

 

NEW Live Stream Open House option within Paragon

Paragon now has a virtual open house option, allowing you to live stream video of properties to the public. Members can use different online communication services, such as Zoom, Facebook Live, YouTube, and Google Hangouts, to create a meeting or online event.  Once done, copy that link/URL.

 

How to Add a Live Stream Open House

Similar to adding a traditional Open House, adding a live stream open house is very easy.

1. In Paragon, click on Listings > Maintain Listings

2. Click on “Select an Action” and then select “Add/Edit Open House”

3. Click on Add New

4. Select date(s) and time(s), add other fields, and select Save.

 

How To Search – Live Stream Open House

Searching for a live stream open house is the same as searching for a traditional one.

1. Click on the Search icon, and then select Live Stream Open House.

2. In the Tour/Open House Live Stream field, enter Yes.  Add any additional criteria you would like, then select Search

 

Where do you see the Live Stream URL Links

Live Stream URL field will display in two locations.

1. Tour/Open House Spreadsheet.

2. Tour and Open House reports.

MLS Statement 8.0, also known as the Clear Cooperation Policy.

In November 2019, the NAR Board of Directors adopted the Clear Cooperation Policy in response to concerns about the use of pocket listings, and other tactics to keep properties off the MLS to the disadvantage of homebuyers and sellers.

The rule will go into effect for Bay East members on May 1, 2020.

Showings must conform to the strictest limitations imposed by any government entity for the jurisdiction within which the property is located. All MLS Participants and Subscribers are strongly encouraged to fully inform themselves of the Orders and Directives affecting the showing of property within the jurisdiction of the property. Residential viewings must only occur virtually or, if a virtual viewing is not feasible, by appointment (Vacant Properties only) with no more than two visitors at a time residing within the same household or living unit and one individual showing the unit (except that in person visits are not allowed when the occupant is still residing in the residence).  Members are permitted to add “Shown By Appointment” (Vacant Properties only) only in the confidential remarks.  All other showing instructions are not allowed in the MLS and will be removed.

What does ‘vacant’ property mean?
According to Alameda and Contra Costa Counties and the City of Berkeley, vacant means that no one is using the property as a residence or place of abode. A property is not vacant if the occupant is gone on a trip and intends to return. It is not vacant just because the occupant leaves the property during the viewing allowed by the Orders. The intent is the property is not occupied or used as a place to live, and there is no intent to use it prior to the close of the transaction

MLS warning Pop-Up in the Listing Entry Module:  When adding a listing or modifying a listing, after you hit save, the warning below will pop-up. You must click on “accept” and hit Save again to confirm the changes you have made.

MLS pop up: "Members are permitted to add 'Shown By Appointment' information for vacant properties in the confidential remarks only. All other showing instructions are not allowed in the MLS. Per the guidelines, showings are to be by appointment with no more than two visitors and one individual showing the unit."

Days on Market: Rule change to temporarily stop DOM count

  • If you placed your listing in a “Temporarily Withdrawn (WT)” status on or after Monday, March 9, 2020 (where the listing contract is still valid, but the property is not being actively marketed) so it does not accrue Days on MLS (DMLS), we will allow you to email us a request to have that listing marked as “New” once the listing has been changed back to any Active status. Please note that the “New” status will not change, or zero-out, or “reset” DMLS. Using “Temporarily Withdrawn (WT)” will stop DMLS from incrementing. However, the expiration date of your listing will still prompt the MLS system to automatically change the status of your listing to “Expired”. Also, please be aware that placing a listing on “Temporarily Withdrawn (WT)” will not stop all third-party sites–such as Zillow, Redfin, etc.–from incrementing their days count on listings that they have already received, as many these sites and portals calculate “days on site” according to their own systems. We have no control over that.

  • We will allow agents to temporarily add comments to their “Public Remark” fields with branded or unbranded links to Virtual Tour/Virtual Walk-through products, as such measures will help limit exposure for both agents and clients.

    Once the alarm has passed, we reserve the right to go back through the historical data and remove these links. Some third-party sites may strip out links from “Public Remarks”, and again, we have no control over that. Consider also making sure to use the standard practice of using the Virtual Media links.

The California Department of Public Health issued an updated policy on gatherings to protect public health and slow the spread of COVID-19. The State’s public health experts have determined that small gatherings can proceed only if the organizers can implement “social distancing” of six feet per person.

Consider alternatives to traditional open houses:

  • Hold open house by appointment only
  • Allow only one set of visitors to enter the property at a time
  • Delay open houses for one week and assess the situation weekly
  • Talk with your clients and broker for alternatives to holding properties open

National Association of REALTORS® recommendations include:

  • Speak openly and honestly with your seller about the pros and cons of holding an open house.
  • Propose alternative marketing opportunities such as video tours and other methods to virtually tour a property
  • If you do hold an open house:
    • require visitors to disinfect their hands upon entering the home
    • provide alcohol-based hand sanitizers, disposable towels and trash receptacles at the entryway
    • provide soap and disposable towels in bathrooms
    • check with your client in advance about any cleaning products you plan to use
    • recommend that your client disinfect their home, especially commonly touched areas like doorknobs and faucet handles

The situation changes by the day and we will continue to monitor national, state and local guidelines and present them to you as necessary.
