MLS Rules:

  1. No Compensation in MLS:  Compensation Information must not be specified anywhere in the MLS, including public or confidential remarks, disclosures, or any other place within the MLS.
  2. Buyer Broker Agreement:  When working with a buyer, you must enter into a written agreement with the buyer before touring a home.
  3. Buyer Broker Agreement Documentation:  If the MLS requests the Buyer Broker agreement, you must provide it within 1 day.
  4. Required Consumer Disclosures Regarding Compensation: Participants and subscribers must disclose to prospective sellers and buyers that broker compensation is not set by law and is fully negotiable.

MLS System Changes:

New Field: Concessions Considered (Sellers are considering giving concessions to the buyers)

  • Description: A new field named “Concessions Considered” will be added to the listing entry.
  • Options: Yes/No
  • Requirement: This field is optional.
  • Searchability: This field cannot be used to search the MLS system, but the information will be visible on the listing report.

Modified Field: Concessions at COE (Did the sellers pay concession to the buyers)

  • Previous Name: Concession
  • New Name: Concessions at COE
  • Options: Yes/No
  • Requirement: This field remains mandatory.
  • Searchability: This field cannot be used to search the MLS system, but the information will be visible on the listing report.

As a result of the NAR Settlement, Bay East will implement the following changes to our Paragon MLS Platform beginning Monday, August 12:

  • All compensation, across all property types and statuses, including historical data, will be removed.
  • Upon listing entry, a new field called “Concessions Considered” will be added, with a Yes/No option.
  • The current post-sale concessions field will change to a Yes/No option.
  • The Post-Sale Concessions field name will change from “Concessions” to “Concessions at COE” (CEO stands for Close of Escrow)

Note: Historical concessions data for off-market listings will still be visible.

On July 23, CRS Data System is adding a “Need Assistance” Widget, designed to make user experience smoother and more intuitive. 

This feature offers how-to articles, video tutorials, and an option to submit support tickets directly within the product.

Do you know you can create your own templates on CloudCMA?  

When you are on the customize module, click on “template” on the upper right-hand corner, select “Save As Template” and give it a name. This template can be a one-pager or a Buyer Packet with many moving articles.

Next time you are putting together a moving packet for another buyer, just click on the name of that template and you are all set.   

Did you know that violating an MLS Rule can also violate the NAR Code of Ethics? 

Breeching certain MLS Rules could also mean you violated the Code of Ethics. For example, MLS Rule 12.10 prohibits MLS users from using False or Misleading Advertising and Representations both on and off the MLS. Article 12 requires the same things of REALTOR® members.

This means that should you be found in violation of these rules, you may be subject to citation for both MLS violation and COE violation. For more information, please review our MLS Rules and Regulations, the NAR Code of Ethics, or contact professionalstandards@bayeast.org.

If you’re using RPR’s Market Trends then you’ll want to know about this new way to access free Canva templates directly within RPR. No more platform hopping. Now, you can easily access Canva from the homepage or Market Trends page of the RPR site.

Once there, use the templates to quickly create eye-catching, customizable postcards, social posts, and custom pages for your presentations. Simply go to narrpr.com, head to “Learn” in the top navigation, and navigate down to “Canva Templates.” You’ll see a “Leaving RPR” message, but don’t worry—you’re on your way to marketing bliss in Canva!

Beginning June 3, 2024, when submitting a new listing on Paragon MLS,  you’ll notice a helpful reminder prompt. This prompt will appear at the top of the screen, asking you to review and confirm the Expiration Date before finalizing your submissions.  Once you have reviewed it, click the Accept button then Save to submit.  This additional step aims to prevent any inadvertent listing expirations.

New Supra eKEY Feature Allows You to Reset When You Forget!

Forget your Supra eKEY PIN? No problem! Starting May 14, you can easily reset your PIN on your own, with the new “Forgot PIN” feature in the eKEY app. Follow these steps to get started:

  • Install the latest version of the eKEY app from your app store.
  • Enable phone lock authentication (Biometric/Face ID/PIN/Password) on your device.
  • Ensure you have an email or mobile number registered with Supra system. Keyholders outside of the U.S. or Canada may only use their email to reset PIN.
