CAR will be releasing new forms on July 24 related to the NAR settlement. These forms are available at car.org on July 10 to review before the release date. The most significant change is the removal of the broker-to-broker offer of compensation that is in the current forms. C.A.R. is hosting townhalls July 10, 11, 12 , 16, 17, and 19 to answer questions about these changes. Townhall registration is at on.car.org/townhall (login required). C.A.R. is also offering two new classes about the Buyer Representation and Residential Listing forms. Class registration is at: store.car.org . Use the discount code on the registration page to access the classes at no charge.
On June 25, C.A.R. released new and revised forms, while also postponing several others due to changes related to the NAR settlement. On July 10, the remaining forms will be posted on www.car.org. Review the June 2024 forms release quick summary here.
C.A.R. and Bay East will be providing numerous training opportunities to members on the use of these forms.

C.A.R. is providing new guidance on open house procedures, including the use of registration sheets and non-agency agreements.
Beginning in late June 2024, agents can use the new Open House Visitor Non-Agency Disclosure and Sign-In (C.A.R. Form OHNA-SI) to clearly indicate that they represent the seller and to identify visitors working with other agents.
Additionally, C.A.R. is introducing the Limited Property Representation and Broker Compensation Agreement (C.A.R. Form LPRBC) and the Buyer Representation and Broker Compensation Agreement (C.A.R. Form BRBC) to help establish working relationships with unrepresented visitors. For more details, visit the C.A.R. website.
The Department of Veterans Affairs has unofficially announced they will allow VA buyers to directly pay for professional real estate representation. The change was made as a direct result of NAR advocacy which included Bay East leaders taking this request directly to our Congressmembers while in Washington DC earlier this month.
