C.A.R. is providing new guidance on open house procedures, including the use of registration sheets and non-agency agreements.
Beginning in late June 2024, agents can use the new Open House Visitor Non-Agency Disclosure and Sign-In (C.A.R. Form OHNA-SI) to clearly indicate that they represent the seller and to identify visitors working with other agents.
Additionally, C.A.R. is introducing the Limited Property Representation and Broker Compensation Agreement (C.A.R. Form LPRBC) and the Buyer Representation and Broker Compensation Agreement (C.A.R. Form BRBC) to help establish working relationships with unrepresented visitors. For more details, visit the C.A.R. website.

The Department of Veterans Affairs has unofficially announced they will allow VA buyers to directly pay for professional real estate representation. The change was made as a direct result of NAR advocacy which included Bay East leaders taking this request directly to our Congressmembers while in Washington DC earlier this month.
C.A.R. is releasing more than 65 new forms during June and more than a dozen of them will address the NAR settlement agreement. A preview of the new forms is here. (Login is required)

Beginning June 3, 2024, when submitting a new listing on Paragon MLS, you’ll notice a helpful reminder prompt. This prompt will appear at the top of the screen, asking you to review and confirm the Expiration Date before finalizing your submissions. Once you have reviewed it, click the Accept button then Save to submit. This additional step aims to prevent any inadvertent listing expirations.
