What is IDX Service?
Internet Data Exchange, or IDX, is the system that allows consumers to search for and view listings from a designated area on your website.
IDX data contains Active, Pending, and Sold listings (sold data from Jan 1, 2012).
IDX website is different than agents searching on the MLS. MLS agent-only information, such as agent remarks or showing instructions, will not show up in an IDX search.

The following IDX vendors are approved by Bay East Association of REALTORS® and are familiar with our Internet Data Exchange (IDX) policies. They are authorized to develop IDX websites and are committed to working within our IDX guidelines in our MLS Rules and Regulations.
Bay East Association of REALTORS® does not specifically recommend or endorse these companies. You may choose any IDX vendor to work on your site.
If your IDX vendor is not on this list, please have them contact us at idx@bayeast.org and we will guide them on the approval process.
You are responsible for the fees of the vendor you choose for their services.

- Clear identification of the name of the brokerage firm which you operate under
- Agent’s State(s) of licensure listed in a reasonable display (i.e. CA DRE# 12345678)
- Listing Attribution: Listing detail page must list both listing agent name, listing agent firm name, and phone number or email address
- Bay East disclaimer is displayed in a reasonable and readily apparent manner

IDX: Internet Data Exchange” (“IDX”) is a means by which listing brokers permit limited electronic display and delivery of their Active, Pending, and sold listing data, in accordance with the IDX rules, by other participating Broker Participants and R.E. Subscribers via the following authorized mediums under said Broker Participants and R.E. Subscribers control: websites, mobile apps and audio devices.
VOW: A Virtual Office Website (“VOW”) is a Participant’s Internet website, or a feature of a Participant’s website, through which the Participant is capable of providing real estate brokerage services to consumers with whom the Participant has first established a broker-consumer relationship (as defined by state law) where the consumer has the opportunity to search MLS Listing Information, subject to the Participant’s oversight, supervision, and accountability. A non-principal broker or sales licensee affiliated with a Participant (i.e., Subscriber) may, with his or her Participant’s consent, operate a VOW. Any VOW of a Subscriber is subject to the Participant’s oversight, supervision, and accountability.
Broker Back Office (BBO) – “BBO Use” means the use of BBO Data by the participant and subscribers affiliated with the participant for the purpose of broker management systems that display only to the participant or subscriber, CRM, and transaction management tools that only exposes data to the participant subscriber.
Brokerage Data Only – listing data of the Brokerage only
Do I need to be a member of Bay East MLS to apply for IDX Service?
Yes.
Do I need to pay for IDX Service?
IDX is a MLS member benefit and provided to members at no cost; however, you are responsible for the fees if the vendor you choose charges for their services.
How long does it take for my website to be approved?
If the vendor is an approved vendor, once the application has been submitted, it takes about 2 to 4 business days to get approval.
If there is pending item(s) that the IDX vendor needs to correct, approval will be issued once all pending items have been cleared. Pending applications will be kept for ten (10) business days only.
If the vendor is not an approved vendor, it might take 3 to 4 weeks for the vendor to be approved.
I changed Office, do I need to submit a new IDX application if the vendor is the same?
Yes.
I need to change my website address (URL), do I need to submit a new IDX application?
Yes.
Could I have different IDX websites with different approved IDX vendors?
Yes. Each IDX application is allowed for two URLs with the same approved vendor. Different IDX vendors required separate IDX applications.
I find a great IDX vendor I would like to hire to set up my IDX site, what should I do?
