What is an Active-Coming Soon Listing at Bay East?

An Active Coming Soon Listing at Bay East is considered an “Off Market” listing that is entered in Paragon.

Why would I enter an Active-Coming Soon Listing in Paragon?

Seller would like to Market Property before going “Live” on the MLS. By entering the listing in Paragon 1 business day after you’ve Market the Property keeps your listing compliant to the Clear Cooperation Rule #7.5.1.

Can I publicly advertise my listing if I have entered it as an Active-Coming Soon Listing in Paragon?

Yes, you can publicly advertise your Active Coming Soon Listing.

Do I still need to have my Seller sign a SELM/Waiver when I enter the listing in Paragon as an Active-Coming Soon Listing?

Yes. If a property is entered into Paragon as an Active-Coming Soon listing, agents are required to have their seller(s) sign the SELM/Waiver but are no longer required to send in the SELM/Waiver form. Per MLS Rule 8.2, the service has the authority to request a copy if needed.

Where do I get the SELM/Waiver form to have the Seller(s) sign?

1) You can pull the ‘SELM Revised 12/19’ form from zipForms®

2) You can use the Bay East Waiver Form

Do I have to have the Seller(s) sign both the SELM and Waiver?

No, it is an option to use either form, both forms serve the same purpose.

Once I have the SELM/Waiver form completed where do I submit it?

1) Submit it electronically on our website by clicking the link: SELM/WAIVER SUBMISSION

2) Submit it via email: mlsservices@bayeast.org

3) Submit it by fax: 925.730.4065

Will I receive a confirmation once I submit the SELM/Waiver to Bay East?

Yes, if you submit the SELM/Waiver through the website you will receive an immediate confirmation of receipt. If you send it via email or fax, please allow 1-2 business days for a confirmation of receipt.

Will days on market begin to count when I enter it in Paragon as an Active Coming Soon Listing?

No, DOM will not count while the listing is in the status of “Active Coming Soon”

Do I have to upload photos on an Active-Coming Soon Listing?

Yes, you are required to submit 1 front exterior photo of the property within 1 day of entering the listing.

Does Active-Coming Soon Listings syndicate to 3rd party websites?

No, the Active Coming Soon listing will only be viewable by Paragon Users.

How long can my Active-Coming Soon Listing stay in this status?

It will stay in this status for up to 30 days, once the 30 days have passed the system will automatically cancel the listing. The status will reflect “Cancelled-Coming Soon”

What do I do if my Active-Coming Soon Listing shows cancelled? Can I relist the listing as an Active-Coming Soon Listing again?

Yes, you can relist your Cancelled-Coming Soon Listing if the property is going to be a Coming Soon listing longer than 30 days. Please contact Tech Support to walk you through the process on how to Copy/Clone the existing listing.
