Seller would like to Market Property before going “Live” on the MLS. By entering the listing in Paragon 1 business day after you’ve Market the Property keeps your listing compliant to the Clear Cooperation Rule #7.5.1.
Yes, you can publicly advertise your Active Coming Soon Listing.
Yes. If a property is entered into Paragon as an Active-Coming Soon listing, agents are required to have their seller(s) sign the SELM/Waiver but are no longer required to send in the SELM/Waiver form. Per MLS Rule 8.2, the service has the authority to request a copy if needed.
1) You can pull the ‘SELM Revised 12/19’ form from zipForms®
2) You can use the Bay East Waiver Form
No, it is an option to use either form, both forms serve the same purpose.

Yes, if you submit the SELM/Waiver through the website you will receive an immediate confirmation of receipt. If you send it via email or fax, please allow 1-2 business days for a confirmation of receipt.
No, DOM will not count while the listing is in the status of “Active Coming Soon”
No, the Active Coming Soon listing will only be viewable by Paragon Users.
Coming Soon status will be changed when your sellers instruct you to change it. Coming Soon status no longer expires after 30 days.
